GLENDALE, AZ — A former Sears store at Arrowhead Towne Center is undergoing a major transformation into The Mosaic, a new Asian-focused shopping complex anchored by 99 Ranch Market. Construction is currently underway to convert the 110,200-square-foot space, which was acquired by Houston-based NewQuest Properties in 2023 for nearly $8.9 million, according to Maricopa County records.
99 Ranch Market, originally a Taiwanese American supermarket, has grown into a national chain offering a wide variety of pan-Asian ingredients and food products. The Glendale location will be the first Asian shopping plaza of its kind in the city, building on the company’s previous expansion to Chandler in 2021, also facilitated by NewQuest Properties.
NewQuest Properties, specializing in Asian retail development, intends for The Mosaic to house a variety of Asian retailers and restaurants alongside 99 Ranch Market. Planning documents indicate the grocery store will occupy the first floor of the former Sears building. The project aims to create a hub for the growing Asian community in the metro Phoenix area.
The redevelopment of the shuttered Sears represents a significant investment in Arrowhead Towne Center. NewQuest Properties’ broader strategy involves bringing Asian retail and dining experiences to communities across the country, capitalizing on the increasing demand for these specialized offerings.
