Svicom to Manage 8 Carmila Italy Shopping Centers After Carrefour Transition
Milan, Italy – Svicom SpA Società Benefit has secured the management contract for the retail portfolio owned by Carmila Italia and NewPrinces Group, following a competitive bidding process. The agreement, announced February 18, 2026, encompasses eight shopping centers located across Lombardy, Veneto, Piedmont and Tuscany, totaling 192,000 square meters of gross leasable area (GLA) and hosting over 300 tenants.
The portfolio includes Centro Commerciale Brianza (Paderno Dugnano, Milan), Centro Commerciale Gran Giussano (Giussano, Monza Brianza), Centro Commerciale La Porta di Ivrea (Burolo, Turin), Centro Commerciale Montecucco (Turin), I Viali Shopping Park (Nichelino, Turin), Centro Vercelli, Centro Commerciale Thiene (Thiene, Vicenza), and Centro Commerciale MareMonti (Massa). The mandate covers mall management, property administration, and technical services.
The move follows a strategic review initiated by Carmila Italia after a group-level reorganization, according to Carmila Italia Managing Director Maryse Beucher. “Following a Group-level reorganisation, Carmila initiated a review of the activities related to the management of its shopping centres, choosing to rely on sector specialists,” Beucher stated. “we identified Svicom – a market leader with consolidated experience and recognised professionalism – as the most suitable partner. We are confident that this collaboration will ensure effective and profitable management of our shopping centres.”
The transfer of management responsibility comes after the national branch of Carrefour came under the control of NewPrinces. Carmila, a real estate company listed on Euronext Paris, continues to develop shopping centers in France, Spain, and Italy, operating a total of 251 assets. However, Carrefour Property Italia, responsible for hypermarket management, has been rebranded as Princes Property Spa.
With the addition of these eight properties, Svicom now manages over 400 assets nationwide, approximately 60% of which are in the retail sector, representing a total managed area exceeding 4 million square meters. “We are grateful to Carmila Italia and NewPrinces Group for having chosen Svicom as a partner in the management of this real estate portfolio,” said Letizia Cantini, CEO & General Manager of Svicom. “This assignment consolidates Svicom’s position in an asset class in which the Group boasts over thirty years of experience, retail real estate.”
Carmila reported strong financial results for 2025 on February 18, with net rental income reaching €403.1 million, an 8.8% increase. Organic growth was 3.5%, and the integration of 52 Cora-branded shopping centers acquired through Galimmo in 2023 contributed to a 5.3% increase in investments. Innovation processes contributed €27 million to recurring profit, a 14% increase, and EBITDA reached €344.5 million, up 9.8%.
In most of the centers, the anchor tenant is a Carrefour hypermarket, slated to transition to a GS supermarket format. An exception is the Thiene location, where the hypermarket was sold to Tosano in the summer of 2021.
