Why Sotheby’s is opening a real estate agency in Würzburg

The broker association, which emerged from the traditional auction house Sotheby’s, has opened a new office in a shop in Würzburger Sterngasse.

Mainfranken as the secret champion of the industry

Christian Jäger has been in the brokerage business for 30 years, most recently working in Munich and “carefully analyzed the Main Franconian real estate market before he switched,” as he says. The region is “not an A location like Frankfurt or Berlin”, but cities like Würzburg and Schweinfurt, the spa town of Bad Kissingen or Aschaffenburg, which is close to the Rhine-Main area, are something like “hidden champions” of the real estate industry.

There is a lot of movement on the market here, also due to the generation change among house owners, and the region offers “ultimately everything”, says Jäger: “Lots of quality of life and atmosphere, scenic attractions and a central geographical location.”

Increased real estate prices in the region

Now the real estate market in Würzburg, for example, is quite tense and prices for apartments and houses have risen. Affordable rental apartments for couples or families are in short supply – and the “CityReport Würzburg 2020” has recently identified significant price jumps in the purchase segment. Nevertheless, according to real estate agent Christian Jäger, the real estate prices are not yet fully exhausted compared to metropolises like Munich. This offers investors “still prospects for returns”.

The real estate agent sees fewer investors as the core target group, but buyers who are looking for apartments, houses or land for themselves. His focus is on the “brokerage of high-priced real estate,” said Jäger. But he will also proceed with the brokerage of a 2-room apartment “with the same dedication and determination” as with the luxury villa with a view of the fortress.

First placements in Heidingsfeld and in the Steinbachtal

Even before the official start on November 14th, the first properties had been brokered, such as a single-family house in Würzburg-Heidingsfeld or a property in the coveted and expensive Steinbachtal. He also submitted a number of reviews of houses and properties, said Jäger. There is also a cooperation with a property developer who is building new residential units in Schweinfurt.

The Sotheby’s International Realty network includes more than 23,000 real estate agents in 72 countries and regions worldwide. In 2019, the brand had record sales totaling $ 114 billion. The location in Würzburg is now the ninth in Germany.
