Cupertino, CA – August 3, 2025 – Plans are underway for a 27-unit townhouse growth at 10268 Bandley Drive, perhaps reshaping a 1.5-acre commercial site near De Anza boulevard. Preliminary permits filed with the City of Cupertino signal the project’s intent too replace an existing low-rise office building.

The proposed development, spearheaded by Bandley Center Inc., aims for a density of approximately 18 units per acre, featuring three-story townhouses.The project leverages Senate Bill 330, a California law designed to streamline housing approvals by limiting local government discretion in certain cases. The site is located within the Cupertino planning area designated for increased housing density according to the City’s 2023-2031 Housing Element.

Currently, the parcel is situated amongst predominantly single-story commercial buildings, including retail spaces and restaurants. The location offers proximity to Cupertino Middle School, located approximately 0.3 miles east on stevens Creek Boulevard, and several shopping centers along De Anza Boulevard.Nearby major employers include Apple Inc., headquartered approximately 2.5 miles away,and numerous tech companies in the surrounding area.

While the estimated construction cost and project timeline remain undisclosed, the development aligns with broader regional efforts to address the Bay Area’s housing shortage. The City of Cupertino is currently under pressure to meet its state-mandated housing allocation of 9,848 new housing units by 2031, as outlined in the Regional Housing Needs Allocation (RHNA). This project contributes towards fulfilling that goal.
