INFOGRAPHICS – Le Figaro Immobilier has broken down its “invest” list into two rankings. The first: cities with the best potential for added value on resale.

This Tuesday, Le Figaro revealed you its list of cities to invest in in the big cities, the medium-sized cities of the Parisian suburbs and those in the regions. We have decided to break it down into two classifications: the cities with the best value for purchase – which we are going to present to you today – and those combining security and performance for rental. Discover the most attractive cities below, divided into three categories: large cities, medium-sized cities in the Parisian suburbs and those in the regions.

The cities

Third in our overall ranking, Toulouse is the most attractive large city to buy. Its prices are affordable (2900 euros per m²) and above all vigorous over time. In 2019, they soared by more than 8% after a more moderate annual rate (+ 3.2%) over the past 5 years. Add to this a dynamic demographics and a growing employment pool, specific to its status as a large metropolis. Ditto for Montpellier which comes in 3rd position.

Between the two cities, the unexpected Annecy slipped, which won the Palme d’Or for our overall prize list. Less populated than the other two, the Venice of the Alps has an average price (4150 euros per m²) worthy of the most expensive large metropolises (except Paris). And a sign of the dynamism of its real estate market, its prices have soared by more than 6% (!) In one year.

The medium-sized cities of the Parisian suburbs

Massy (91), Noisy-le-Grand (93) and Chelles (77): it is the podium of the cities of Ile-de-France the most attractive to buy. Their real estate purchasing powers are the highest of the 20 cities that Le Figaro Immobilier has scrutinized: respectively 53, 52 and 64 m² for a purchase of 200,000 euros. They are also the three cities in the Ile-de-France that are among the most dynamic from a demographic point of view.

The arrival of Grand Paris should also benefit them. With two stations, Massy, ​​which posts real estate prices three times cheaper than in Paris, hopes to become a gateway to Greater Paris.

Medium-sized towns in regions

As with our overall ranking, Niort won first place in the ranking of the cities with the best value for purchase. And like the two other cities that complete the podium, namely Quimper and Cholet, the mutual capital has one of the highest real estate purchasing powers on our record: 138 m² for a purchase of 200,000 euros. Add to that a surge in prices in one year: over 9%! Worthy of the old increases of the Parisian market. Cholet and Quimper, for their part, offset the drop in the number of their inhabitants by a dynamic change in their prices (respectively + 4.5% and + 8.3% over one year).
