Superbonus 110%: banks advance tax credit. The main offers

The main credit institutions have set up dedicated financial services and products to quickly take advantage of tax breaks (Superbonus 110%) provided for the Relaunch Decree for those who support the energy and seismic requalification of buildings or the improvement of the energy class or seismic standards over the years 2020 and 2021.
In this way, credit institutions immediately make available to applicants, in the form of liquidity, the amount of the tax credit to allow work to begin even for those who do not currently have the necessary availability.

What the Relaunch Decree provides

The Relaunch Decree provides that Italians can opt, in place of the direct use of the deduction due in the tax return relating to the reference year of the expenses, alternatively for:

transform the amount into a tax credit which can then be transferred to credit institutions;

obtain a contribution in the form of a discount on the invoice on the amount due to the company, up to a maximum amount equal to the consideration due. The company in turn has the option of later assigning the tax credit acquired from banks and other financial intermediaries.

With these two methods, credit institutions can advance the amount of the tax bonus, allowing the work to be financed even for those who currently do not have the necessary amounts available.

What Unicredit proposes

UniCredit is one of the first institutions to prepare ad hoc measures dedicated to customers interested in the eco-bonus and the earthquake-bonus, whose offers are divided into two modes:

the first, dedicated to condominiums and property owners, provides that the customer can transfer tax credits to the bank, activating a dedicated credit line or loan while waiting for these credits to mature. In this case, the value of the purchase and sale of the tax credit will allow the direct extinction of the line granted;

the second option provides, to condominiums and property owners, of obtain a discount on the invoice from the construction company carrying out the work. In this case, the companies in charge of carrying out the redevelopment works of the buildings will be able to contact UniCredit asking for the transfer of future credits, activating a dedicated credit line which will close when the tax credits accrue.

Example:
• 1/9 underwriting commitment to transfer future tax credits to the bank, which undertakes to purchase them; • 30/11 accrual and assignment of tax credits arising as a result of sworn certification that certifies the achievement of at least 30% of the work, with purchase by the Bank and payment of the relative value to the customer’s dedicated current account at the bank
• 15/1 accrual and transfer of tax credits deriving from the achievement of 60% of works with purchase by the Bank and payment of the relative value to the customer’s dedicated current account at the bank
• 1/3 accrual and transfer of residual tax credits at the end of the works, following the validation of compliance with all the requirements of the law, with purchase by the Bank and payment of the relative value to the customer’s dedicated current account at the bank

Also Intesa Sanpaolo provides for the purchase of tax credits from taxpayers, both in the direct form and through the sale to companies, thus restoring the liquidity necessary for the system to support redevelopment interventions.

Intesa Sanpaolo’s product is reserved for:
natural persons outside the exercise of business activities, arts and professions (in the case of interventions on individual real estate units, a maximum of two per single owner);
condominiums (in the case of works on common surfaces such as the construction of the thermal coat, the installation of photovoltaic systems or the replacement of the boiler). As a Consumer, the Condominium will sign the credit transfer agreement through the administrator. Condominiums composed exclusively of legal persons are excluded;
autonomous social housing institutes (Iacp);
building cooperatives of dwelling with undivided ownership;
third sector entities registered in public registers (non-profit organizations, voluntary organizations, Aps);
sports associations and clubs amateur (for work on buildings used as changing rooms).
