Study: Where it is worth buying an apartment around Frankfurt

Buying an apartment in cities around Frankfurt can also be financially worthwhile for people who continue to work in Frankfurt, despite the rising prices everywhere in the surrounding area. This is the result of a study carried out by the Hamburg World Economic Institute for Postbank.

According to the model calculation for the Postbank Living Atlas, it is cheapest to purchase living space in Langen. Mathematically, someone who buys an average expensive 70 square meter apartment there could commute to Frankfurt by train for more than 80 years and would have saved money compared to buying an apartment in Frankfurt.

On the one hand, this is due to the significantly lower prices there on average. For Frankfurt, the World Economic Institute assumes a price per square meter of 5686 euros, for the district of Offenbach, on the other hand, on average only 2723 euros. The fact that Langen is at the top of the list also has to do with the very short travel time to Frankfurt, at least by train. After all, the Hamburg Institute for Model Calculation not only calculated the ticket prices, but also the time spent commuting as costs and estimated 30 euros per hour.

Moving to Offenbach, Dreieich, Maintal, Neu-Isenburg, Bad Vilbel, Mörfelden-Walldorf, Hanau and Eschborn could also be attractive for people who want to buy an apartment. In all of these cities, the purchase price advantage is so great that, at least, commuting with public transport was worth it for more than 40 years.

Calculation worse when using a car

The worst ratios of the saved purchase price to the costs for commuters have among the cities examined Rödermark, Seligenstadt and Büdingen, where commuting was only worth 20 years or less. This has a lot to do with the longer travel times. From Langen you are at least nine minutes by train to Frankfurt Central Station, from Seligenstadt in 57 minutes.

The calculation is worse on average for people who buy an apartment in the surrounding area and then want to drive to the office by car. In this case, according to the study, the period in which commuting is worthwhile shrinks in length from 80 to 29 years. This also has to do with the fact that the journey time is assumed to be twice as long.

The most attractive option for commuters is the study after Neu-Isenburg, in which the investment was worth almost 50 years, before Dreieich and Mörfelden-Walldorf. The most unfavorable is the ratio of cheaper purchase price to commuting costs for drivers in Büdingen and Gelnhausen, even if the prices there are significantly cheaper than in Frankfurt.

Ultimately, those interested in buying would have to calculate for themselves whether buying an apartment with a daily trip to Frankfurt would be worthwhile, Postbank restricts. After all, that also depends on whether one or two employees commute, whether they work part-time or partially in their home office and how childcare is possible.
