Smassa sells 51 spaces of the future ‘parking’ of Echeverría del Palo in just two weeks

The sale off plan returns to the car parks for residents of Malaga. EThe price is 28,000 euros (23,140 plus 21% VAT), of which 10,000 will be paid in advance through the following payment plan: 1,500 euros at the signing of the contract; 3,000 at the time of the start of the works; 18 monthly payments of 111.11 euros (2,000 euros in total); and 3,500 euros in the delivery of keys. For the 18,000 euros, the possibility of subrogating the mortgage is offered, which according to the calculations made would leave a monthly fee of 165.63 euros for ten years.

The commercialization is being carried out following the order of the list of applications that have been received since a year ago the idea of ​​building this car park began to be forged, the main difficulty of which is that A good part of the equipment will go under the sports courts of the Valle-Inclán school. In principle, to qualify for one of these places it is necessary to have a residence in the area, although that area of ​​influence will be expanded according to demand.

The car park, valued at around 8.7 million euros, will have a total of 412 spaces distributed over three floors, of which 143 (those located on the third level) will be for residents while the remaining 269 will operate in rotation. When will the works begin? The forecast is that they will do so at the end of June 2021. Mainly because of the City Council’s commitment to take advantage of the summer holidays to undertake the part that would affect the educational center in response to the misgivings shown by the educational community and the groups of the opposition for the inconvenience and risk to the safety of the students. In fact, the impossibility of meeting this requirement due to the stoppage brought by the pandemic forced it to be postponed for a year. Now it really looks feasible.

At the moment, the municipal company (owned by Unicaja and Empark with 24.5% of the shares each) has under contract the drafting of the basic project With the intention that it will be ready in the first quarter of 2021 and thus be able to contract the execution and works with sufficient margin so that the works can begin as soon as the course ends.

For this reason, the idea is give priority to the school section in summer and then continue with the rest. In the same way, in addition to trying to reduce the inconvenience to the educational community, the City Council has also committed to compensate the school with a series of actions whose cost amounts to 990,716 euros. At a meeting held on the 17th, these improvements were made. The most significant will be covering part of the sports courts so that it can have more use as a pavilion, so that in addition to the roof, three of the four sides would be covered at a cost of 728,280 euros. In addition, another 177,054 will be allocated to replace the windows and shutters of all classes (66 units), it will be done a stage and bleachers in the patio (61,582 and the architectural barriers existing at the exit to the patio (23,800 euros).

Returning to the works of the ‘parking’, this first performance in the school would last about two and a half months and would consist of excavating the perimeter of the patio for the installation of the screen walls and the placement of an upper slab, so that on the return to class the area is already clear on the surface, while the work continues underground. The footprint of the future car park covers an area of ​​4,647 square meters between Pío Baroja avenue, Escultor Marín Higuero and Pintor Enrique Florido streets, and the Valle-Inclán slopes themselves, which occupy a total of 2,474 square meters.
