Sigma Computing Leases Major Office Space at One Madison Avenue
Firm Expands Significantly, Moving Nine Blocks North
A growing business analytics company is relocating to a larger office space within Manhattan, signaling continued demand for prime commercial real estate. Sigma Computing has secured a substantial new lease, more than quadrupling its footprint.
Major Expansion Secured
Sigma Computing is moving from Zero Irving, where it signed its initial lease just three years ago, to SL Green Realty’s One Madison Avenue. The firm is increasing its office space from 15,420 square feet to a commanding 64,077 square feet. This new location is situated on the third floor of the building, adjacent to Madison Square Park.
Tenant Attraction Strategy Pays Off
The landlord, SL Green Realty, expressed enthusiasm for the move. “Sigma Computing’s decision to establish its presence at One Madison Avenue is a testament to the visionary planning and long-term investment of ownership in creating a truly exceptional office environment,” stated Paul Glickman of JLL, who represented the landlord along with Alex Chudnoff, Ben Bass, and Diana Biasotti. He added, “They join a blue-chip lineup of tenants driving leasing at One Madison as it leverages the neighborhood’s blend of creative energy, corporate credibility and unmatched access to talent to continue to attract forward-thinking businesses.”

Building a Premier Tenant Roster
One Madison Avenue has attracted a host of significant tenants. These include IBM, which expanded its presence to 362,092 square feet earlier this year. Other notable lessees are Franklin Templeton, Coinbase with 67,208 square feet signed in April 2024, Flutter Entertainment, which took 35,898 square feet the same month, and Palo Alto Networks with 28,903 square feet as of March 2023.
The average asking rent for office space in Midtown South was $84.10 per square foot in the second quarter of 2025, according to a report from CBRE. This figure highlights the competitive market for high-quality office environments in the area.
