Shopping center for two billion crowns. Portiva buys Central Kladno

The Brno investment group Portiva bought the Central Kladno shopping center from the development group Crestyl for almost two billion crowns. He wants to continue investing in the building, which according to the company is the largest shopping center in the Central Bohemian Region. It will soon open a sauna, and a new cinema will be added in the future. The acquisition was carried out together with a long-term partner, the Micronix group, it stated in a press release today.

The shopping center was opened in 2015 and has 27,000 square meters of rental space and over 100 tenants. Currently, these include, for example, the Albert retail chain, stores, but also the Sportisimo, H&M and Starbucks chains.

“Central Kladno has a dominant position due to its location. In addition, unlike large shopping centers in Prague, it is visited almost exclusively by locals, for whom it is not only an ideal place for everyday shopping, but also a popular location for spending free time, “said Portiva CEO Pavel Svoreň.

The new owner is not worried about the permanent decline in interest in shopping centers due to coronavirus pandemics. According to Svoren, the data show that the number of visitors to the center has already returned to normal.

At the beginning of this year, the Crestyl Group decided to close and sell the investment in Central Kladno. “During the first five years of successful operation, the center confirmed its position in the market and, in addition, we managed to extend the contracts with tenants. Since March, Portiva has been given the exclusivity for negotiations. Due to the coronavirus pandemic, the transaction process has been a bit delayed, but now everything has been successfully closed, “said Crestyl Executive Simon Johnson.

The Brno group has only had a two-year existence, and real estate is to account for more than a third of business activities in the future. So far, it has in its real estate portfolio, for example, a shopping park in Ivančice near Brno or the Astrid Offices administrative building in Holešovice, Prague. Portiva financed the purchase of the Kladno shopping center with its partners from its own resources and with the help of loans from two banks.

The Portiva investment group of the Brno businesswoman Ivy Šťastná was established in 2018 by consolidating the activities of shareholders who have been doing business under the Eldaco company since 1995. At the end of 2019, the group managed assets of CZK 4.2 billion with a turnover of more than CZK 3 billion. Last year, the total EBITDA profit of the companies associated in the group exceeded 550 million crowns.
