Schwerin (dpa / mv) – The state of Mecklenburg-Western Pomerania attracts property owners with a grant loan. Those who modernize rented and cooperative apartments or even owner-occupied residential property only have to repay 75 percent of the loan amount, said the interior ministry responsible for construction in Schwerin on Wednesday. The revised modernization directive, which has been in force since November 16, provides for this. The program aims to create modern, affordable living space, as it was called.
“For example, if I want to modernize the bathrooms in my apartment building and get 52,000 euros for it, I only have to pay 39,000 euros back,” said Minister Christian Ebene (SPD). According to the information, just under four million euros will be available for the loan program by the end of the year, and a good 18 million euros in the coming year. There is a maximum of 800 euros credit per square meter.
Before the revision of the modernization guidelines, according to a ministry spokeswoman, 100 percent of the loan amount had to be repaid. The interest rate has been reduced from 0.7 percent to 0 percent. In addition, processing fees and administrative cost contributions, which up to now would have amounted to two percent of the funding amount, were no longer required.
The new modernization loan is tied to conditions, according to level: The building must be in one of the 98 central locations in the country. In addition, occupancy and rental price restrictions are linked to the granting of credit. In the case of owner-occupied properties, owners have to prove that they comply with certain income limits. These reached far into the middle income groups.
