In 2019, the purchase price factor in Leipzig for corresponding apartments was 25.1 years.

The property owner in Hamburg must also wait more than 35 years in 2020 until he is in the profit zone with a 60 m² apartment. Munich ranks 3rd in the purchase price factor at 34.1 years. Investors in Bochum (18.0 years) have to spend less time. Refinancing is the fastest in Duisburg (16.5 years). The average purchase price factor for a 60 m² apartment in the 20 cities is 26.6 years. All in all, it takes around two years longer than the previous year for the invested money to be brought in again by the tenants (2019: 24.7 years)

In Munich it takes the longest for large apartments, in Wuppertal it is quick

For large apartments with an area of ​​100 m², the loan experts forecast a maximum purchase price factor of 38.3 years for 2020 in Munich. The Hanseatic citizens have to wait the longest for refinancing via rental income (2019: 33.6 years). Leipzig is now just behind with 38.2 years, followed by Frankfurt am Main (36.0 years) and Hamburg (35.9 years). Wuppertal with only 15.4 years ends the field.

30 m²: Dresden and Leipzig with drastic changes

For small 1-room apartments of 30 m², the experts predict the highest purchase price factor for Dresden in 2020 (35.7 years). Leipzig is in second place with 32.2 years. Both cities in Saxony therefore expect a drastic increase in the refinancing period. The factor for Dresden was still 24.5 years in 2019 and 22.8 years in Leipzig. The average duration in 2020 will be around 23.5 years. At 12.6 years old, Wuppertal is again at the bottom.
