At the lower end, Bremerhaven remained in 70th place, the Ruhr area cities Herne in 69th place and Gelsenkirchen in 71st place. Data from the pre-crisis year 2019 were evaluated for this.

In terms of dynamism, Munich pushed the federal capital into second place. For example, Berlin scored points in the real estate market. “Real estate is extremely attractive in the capital, and rental apartments are still cheap compared to Munich, Stuttgart and Frankfurt am Main,” explained Ralf Weitz, Managing Director of Immobilienscout24. Heilbronn, Erlangen and Frankfurt are among the particularly dynamic cities.

In the newly determined sustainability index, Regensburg comes out on top ahead of the Autostadt Ingolstadt and the university town of Heidelberg. The index includes economic, ecological and social sustainability factors. Among other things, the installed solar power per capita and the supply of electric charging stations were taken into account.

For the annual study, IW Consult compared the current situation and rates of change of certain indicators (dynamics) of 71 independent cities. Factors such as economic structure, labor market, real estate and quality of life were analyzed.

According to a recently published Prognos study, the Berlin and Munich areas as well as several university cities have the best growth prospects after the Corona crisis.

According to a Prognos study, economically efficient regions will continue to grow faster even after the crisis. This applies to metropolises such as Berlin, Munich, Hamburg and Cologne, but also to Jena, Kassel, Darmstadt, Augsburg, Essen and Münster, as the research institute recently forecast.

However, the researchers predicted the best growth prospects up to 2030 in the Berlin and Munich environs and several university cities. Prognos included the city of Potsdam, the district of Dahme-Spreewald with the new BER airport, the district of Oder-Spree with the future factory of the US electric car manufacturer Tesla and the university cities of Leipzig and Rostock among the top ten. In Bavaria it is the districts from the Munich area Dachau, Ebersberg and Erding as well as the university town of Regensburg. Hessen is there with Darmstadt.

According to the information, circles in which the corona crisis and structural problems overlap have difficulties: old industries, low incomes, aging populations and declining population numbers.

The study forecast economic growth and employment development in the 401 German districts and urban districts.
