Controlling energy expenditure is one of the major concerns of the French. In Thionville, the Batigère company made the bet of being the first social landlord to offer a so-called passive building to its tenants. That is, a building that requires little, if any, heating expenses. An innovative and ambitious project (2.8M € investment, supported by the Grand Est Region to the tune of 74,000 €), born from the ground at 1, rue de Sévigné. A year and a half after its delivery, the residence has made its performance speak for itself.

“We started out on a cautious projection of charges. Finally, the first regularization of charges was creditable for all our tenants, and in a very significant way ”, indicates Valérie Chalicarne, head of the Thionville agency.

Depending on the type of accommodation, monthly charges vary between € 54 and € 83. At this rate, are included the maintenance expenses of the elevator, the double flow CMV, the heat pump, the tax for household waste collection, the production of hot water and heating.

The primary energy consumption (heating, electricity) of all eighteen dwellings (from T2 to T4) would be equivalent to that of a single 110 m² house built in the 1980s, i.e. 26 Kwatt / hour per m² and per year.

For all these reasons, the lessor’s achievement received the Envirobat Grand Est prize (an association bringing together construction professionals). A great recognition. “Today, we are duplicating this type of project in four other cities in the Grand Est. That of Ennery has been delivered, ”says Sébastien Tilignac, CEO of Batigère.

But still…

Batigère is also investing in the Medoc district (rehabilitation of 222 housing units); built in Elange (54 housing units); and completed the renovation of 92 housing units at Beau Coin. With the passive building, that weighs 20M € of investments.
