Osmosis in Strasbourg: an ultra-efficient intelligent detection system

The Osmose project in Strasbourg consists of a building complex that includes offices that comply with international standards and have strong environmental ambitions. It is innovative, both in terms of architecture and layout. Designed according to new organizational methods and hybrid uses of workstations, it offers reversible spaces that adapt to all types of tenants.

Side RE2020 (environmental legislation 2020), is equipped with innovative presence detectors to reduce energy consumption. In addition to integrating with all office cutting scenarios, the Plug and Play capability of the electrical infrastructure reduces costs and installation by 80%! It was the Alsatian Vincentz Group that led this tour de force in synergy with its partners Wieland and Niko.

Wacken, the new international business district of Strasbourg, aims to attract international companies with high added value and to strengthen the attractiveness of Strasbourg compared to other European centers and neighboring cities on the Rhine axis. In this context, the City of Strasbourg has made the landscape and urban quality a strong point of the project, and relies on the presence of 3000 square meters of shops and services in a logic of functional diversity. In terms of ecology, the office program meets Breeam and HQE certifications, offers carpool parking, bicycle storage and uses smart solutions to reduce energy bills.

Zoom on the 15,000 sq m equipment with a plug-in electrical system equipped with new generation presence detection: a real project within the project mastered in 12 months compared to the usual 2 years, with colossal savings in costs and time.

Goal: one year of construction instead of two

The Osmose project was a real challenge. On the one hand, we had to respect the extremely tight deadlines and, on the other hand, maintain our quality of work and remain true to our values. As a result, we achieved an 80% cost and installation gain. explains Loïc Hornecker of the Vincentz group.

In a highly visible work environment with considerable media coverage, the margin for error is virtually nil. Hence the need for specialist skills. For the electrical and space automation package, the Electricity division of the Vincentz group, recognized for the quality of its technical skills, was chosen for this project. It uses two partners to complete its know-how: the German Wieland for the electrical wiring part and the Belgian Niko for the detection part.

A stage of preparatory analysis

Reducing deadlines by 50% requires an upstream phase of investigation to analyze the brakes and obstacles to find out how to solve them. We go for a preparatory phase of two months in which it is necessary to question the existing processes to achieve the goal: the quality of the process, the organization, the technical means, the respect of know-how, the working comfort, the management of the team and the fluidity of exchanges are studied under a glass magnification.

Innovative technical solutions

The strength of the experience is authentic, the Vincentz, Wieland and Niko groups find the solution to all challenges by implementing the principle of building wiring through a tailor-made “Plugand Play” system pre-assembled in the workshop. The entire electrical system is thus delivered to the site just in time, ready to be installed and connected, without possible errors due to the color and mechanical coding of the gesis® Wieland connectors.

Niko’s 360 ° detectors adopt a flat design to discreetly fit the ceiling. Equipped with two-way Bluetooth communication, they allow you to adjust the lighting by zone through multiple scenarios. They also modulate the color temperature of the lights to increase well-being and efficiency. Easy to install thanks to the Snap-Fit fastening, they can be programmed from any smartphone and can be locked with a PIN code. Equipped with Wieland connectors, they are ready for installation: they drastically reduce installation times, eliminate the risk of errors and make the site secure.

A high performance result

The result far exceeds expectations. On the one hand, regarding the ability to provide a pre-connected site thanks to the upstream connection of the cables to the devices and of the connectors to the detectors. On the other hand, thanks to the considerable savings in time and costs that this installation strategy generates. Without forgetting the accuracy of the quantities of materials that lightens the wallet and the planet avoiding to throw away surpluses.
