More empty apartments than ever before – the differences between the districts are huge – Canton (Aargau) – Aargau

The number of vacant apartments in Aargau has been above average for years in a Swiss comparison. Since a low in 2003, this proportion has risen almost continuously. It stabilized last year, but the latest data as of June 1, 2020 shows: There is already a new vacancy record. Compared to the previous year, the vacancy rate rose by 4.2 percent to 8,733 units. On June 1, 365 more units were empty than in the previous year.

According to Aargau statistics, the majority are old buildings (89.5 percent). Only around a tenth is in buildings that were built in the last two years (new buildings). According to Statistics Aargau, it must be taken into account that there are many more old buildings than new ones.

Real estate expert: further construction on stockpile

Adrian Ackermann from Ackermann Immobilien AG Baden und Kaisten (he was President of the SVIT Aargau Association until September 2019) is not surprised by the new record. It will continue to be built on the dump, he says. However, he expects that the number of new building applications will fall in the near future, not least because immigration is on the decline. He is convinced that the increasing number of vacant apartments also has to do with Corona. In view of the uncertain economic prospects, an apprenticeship graduate may leave home later than before.

Ackermann also fears negative effects on the Aargau housing market if the corona-related short-time working permits expire: “Then there is a risk of bankruptcy and one or the other owner may have to sell a house or apartment if he loses his job,” says the expert.

Basically, one could say about the current situation that 2.5 to 3.5 room rental apartments are in great demand among singles. Buyers prefer larger apartments with 3.5 to 4.5 rooms. According to Ackermann, apartments along the axis in the Mutschellen, Baden, Lenzburg, Aarau and also in the Muri district, where the demand from Zug can be clearly felt, are in great demand. On the other hand, smaller rural communities with a higher proportion of old buildings come under pressure.

Highest vacancy rate per inhabitant in the Kulm district

The Kulm district has the highest number of vacant residential units per 1000 inhabitants with over 30 (1023 in absolute terms), followed by the Zofingen district with a value of 22.2. In terms of population, the Baden district (1230 units in absolute terms) and Muri district (304 units in absolute terms) have the lowest vacancy rates with 10.6 vacant units per 1000 inhabitants.

In 2020, the number of vacant residential units in new buildings will fall again (by 30.3 percent) to 921 units, while 10.7 percent more vacancies will be recorded in old buildings (7812 units). This shows that new buildings are in greater demand on the market at the expense of old buildings.

The situation is comfortable for tenants. As of June 1, 7,474 units were available for rent and 1,259 units for sale. In absolute terms, the offer is currently greatest in Suhr (361 vacancies), Oftringen (357), Brugg (275), Gränichen (258), Menziken (234), Wohlen (208), Neuenhof (205) and Aarburg (200) . The situation has eased in Mellingen, which had a high vacancy rate for a long time after heavy construction activity. It is now 143, four years ago it was 326. It will be very difficult for someone looking for something in Wiliberg, Buttwil, Geltwil, Kallern or Oberlunkhofen. These communities had no vacancies on June 1st.
