The Mivivienda Fund reported that it will promote access to 62,000 decent homes this year, benefiting the same number of families in Metropolitan Lima and the provinces.

In an interview with him official newspaper El Peruano, the chairman of the Mivivienda Fund, Pedro Sevilla, pointed out that the goal is to reach 11,000 loans by the end of the year, as well as 51,000 Techo Propio homes for low-income families.

– Are there resources in the Mivivienda Fund to continue promoting credit and access to housing for families?

– The Mivivienda Fund has resources, it is a solvent (State) company, it has liquidity to lend, it does not present any problem, but it ran out of resources to grant the bonds. For example, when someone wants to buy a house for 250,000 soles, they put an initial fee and request a loan of 200,000 soles from the Mivivienda Fund, and that operation comes with a gift amount that is the bonus, but they did not have the resources to grant that support. Therefore, there is no problem to lend, because we have even continued to lend to loans that are delivered without bonds, which refer to homes with a cost of 325,000 to 400,000 soles.

– However, there is a delay due to this situation …

– Even though we have not been able to disburse credits that are accompanied by the Good Payer Bonus, what we did was receive around 550 files from financial institutions, so that when we have the money, in a matter of three or four days, we level ourselves in the disbursement of credits, because the files have already gone through their entire evaluation and review stage.

– When will they have the money to catch up?

– Today (yesterday) the emergency decree that authorizes the use of the resources of the contingency reserve was published in the official newspaper El Peruano so that, not only in the case of the Mivivienda Fund, but also in other sectors, these can be used resources as part of the economic reactivation. Then, the 376 million soles that we had requested were already approved with the published emergency decree, so that next Monday or Tuesday that money should already be in the accounts of the Mivivienda Fund to immediately disburse the loans to the files that we already have. reviewed.

– How many credits per month does the Mivivienda Fund grant?

– About 1,000 loans per month, and our goal for this year is 11,000 total loans. Therefore, if we already have 550 files reviewed corresponding to the first three weeks of September and the last week of August, that means that we are on pace, because we are going to reach 1,000 credits in September, with an extraordinary disbursement that we will make with the resources that we will now have and we will catch up.

– Of the additional S / 376 million they will have, 76 million are for the Bonus of the Good Payer of the New Mivivienda Credit, while S / 300 million for the Family Housing Bonus of the Techo Propio program. With this, how many homes will be promoted this year?

– We will reach 62,000 housing solutions by the end of this year. With Own Roof we will reach approximately 51,000 homes, considering that we already have almost 40,000 units, and with the additional resources we will achieve 11,363 more homes with Own Roof. While with the New Mivivienda Credit we already have about 6,000 and we are going to place 5,097 more mortgage loans, to exceed 11,000 loans.

– Certainly more resources are dedicated to Techo Propio …

– 80% of the disbursements that the Mivivienda Fund makes are for Technical Entities, that is, micro-companies or natural persons that build Self-Roofed homes on the same land as the beneficiary (Construction on Own Site modality).

Credits in soles

Pedro Sevilla highlighted that all the mortgage loans granted by the Mivivienda Fund, through financial institutions, are placed in soles.

“The Mivivienda Fund does not lend in another currency, only in soles. Therefore, people who took out their loans in Mivivienda are not affected by the exchange rate, because they will continue to pay in soles until their credit ends, “he said.

However, the official acknowledged that the volatility of the dollar price did affect housing prices, which have risen slightly, due to the value of some inputs that are dollarized, such as iron.

He also commented that interest rates on mortgage loans had fallen until a couple of months ago, but that they have risen slightly lately.
