Credit expert Jens Schmidt, main representative of Allianz (http://www.allianz-jens-schmidt.de), knows that not every financing from application to loan processing goes without problems. Schmidt is a banker and insurance specialist and has been dealing intensively with the subject of “loans in difficult cases” for years. He and his team offer numerous solutions to get a loan even in difficult cases.

For older borrowers from the age of 60 it is often difficult or impossible to end the house bank and take out a long-term loan. For such cases, Jens Schmidt is currently arranging loans that no longer have to be repaid during lifetime and can still be applied for at the age of 60, 70 or 80. The only requirement is a debt-free, self-lived property in Germany and a corresponding (also expected) pension receipt. The interest rates are cheap and correspond to the current mortgage terms.

Even in cases where a borrower has a negative Schufa, credit expert Jens Schmidt can often help. However, it depends on each individual case; blanket promises can of course not be made here.

If there is a lack of equity for mortgage lending, there are ways in which this can be increased. One solution could be financing through building society savings, which Schmidt organizes. Buying a house or apartment is currently particularly cheap, and low interest rates are particularly attractive to young families. “The sooner future borrowers get in touch, the greater the chance that we will be able to obtain financing here,” explains Jens Schmidt.

The top priority for Schmidt’s team at Allianz’s main agency is the speed of processing. “If things have to be done quickly, we offer short-term consultation appointments for our construction financing,” explains Schmidt, who is also offering online advice due to the corona pandemic.

Prospective buyers have often only agreed short reservation periods with the broker or seller of a property – then the financing has to be in place so that a favorable opportunity is not given elsewhere. On the way to mortgage lending, banks and credit institutions often place very high demands on the creditworthiness and documents of their customers.

“We consider each financing application individually,” says Schmidt, referring to the current awards with which Allianz’s construction financing is continuously assessed by a neutral body. “We are experts in complex building finance cases,” explains Schmidt and tells of a case in which an application for foreclosure had already been entered in the land register of the property owner. “The customers approached us with their concerns, even though their financial situation seemed almost hopeless. In fact, we were able to provide financing for Allianz, replace the old loan with the house bank and thereby improve the family’s liquidity at the same time.”

Financing in which a spouse is self-employed or commercially is also missing the mark at numerous banks and credit institutions. Credit expert Jens Schmidt, who handles inquiries from all over Germany, often has a solution concept ready for these customers too.

“The be-all and end-all of our mortgage lending concepts are complete documents. The sooner everything is on the table, the faster the credit decision is made,” Schmidt knows from his daily practice. A particular “sticking point” of many financing inquiries are fixed-term employment contracts for the borrower and employment contracts where the employment relationship is still in the trial period or for less than six months.

“Of course, the lender gives us specifications that have to be met. However, we look at each case individually and check the feasibility of the project in coordination with the specialist departments at Allianz,” explains Schmidt.

There are also approaches to solutions in the case of a lack of or insufficient equity and for modernization projects for old buildings and existing properties. This is a blank loan that does not require entry in the land register. That saves costs and effort. Up to 30,000 EUR are available in this way at short notice.

Self-employed and freelancers can also apply for a turbo loan – this was previously an exclusion criterion. The turbo loan can now also be used for follow-up financing as well as for rescheduling residential loans.
