Kaufland’s Third Logistics Center in Iasi: Details of the Environmental Report and Construction Plans

Kaufland’s logistics warehouse in Miroslava (Brătuleni) entered the last hundred meters in the authorization process. The environmental report will be submitted to public debate at the end of June and, very possibly, in July a building permit will be issued. “Ziarul de Iaşi” has analyzed the environmental documentation submitted by the beneficiary and presents details for the first time about the third logistics center of the national retail chain.

The storage spaces will have a usable area of ​​almost 70,000 sq m (7 ha). In the Miroslava warehouse (Brătuleni, behind the Metro) materials and goods will be stored that will supply the Kaufland stores in the north-eastern part of the country and beyond. Once the works start, the execution term is 24 months.

The construction area has become a new industrial and logistic development pole of Iași, something that became possible after the Miroslava City Hall launched the industrial park, making the necessary investments to modernize the road infrastructure and utility networks.

Kaufland owns over 40 ha, next to the Metro

The Kaufland Regional Multifunctional Center will be set up next to the I Miroslava Industrial Park, near the Metro. Through this project, storage halls will be built, along with administrative spaces, with a height regime of ground floor, mezzanine and 2 floors.

Access to the center will be ensured by the internal roads in the industrial park, roads that ensure the connection with the European road and the ring road. The footprint of the storage spaces will be almost 62,000 square meters, while the useful surface will reach 67,000 square meters.

The environmental documentation states that an area of ​​24 hectares will be used as a green space, and plantings will also be done. Also, the project provides for the construction of a pedestrian walkway (250 sqm), while the roadway and pedestrian alleys will have a total area of ​​about 80,000 sqm.

“The resistance structure will be a frame construction, with prefabricated reinforced concrete pillars and beams. The floor support plate will be made of reinforced concrete. Depending on the destination of the interior spaces, the partition walls will be of several types: from prefabricated or monolithic reinforced concrete, plasterboard, masonry and sandwich panels for the cold rooms”, the environmental report states.

Regarding the parking lots, the project provides for the arrangement of 700 parking spaces, 120 of which will be for trucks, and at least 20% of the spaces intended for small vehicles (580) will be provided with electric charging stations.

The report states that there will be traffic congestion in the area, taking into account the industrial developments in the vicinity, but the beneficiary claims that the circulation can be properly fluidized “through an effective systematization of the accesses and exits from the parking lots”.

“The project involves supplementing the area with cars and people. With the completion of the project, it is expected that the traffic in the area will become congested, but thanks to the efficient design, the traffic will not be significantly hindered, even if the number of cars is supplemented.

Overall, the project will contribute to the agglomeration of the area, but within acceptable limits, considering the neighboring projects and the capacity to take over the existing traffic”, the documentation states. The entire surface of over 40 hectares will be surrounded by a 2-meter high fence.

Kaufland investment offensive in Iasi

In recent years, the retail chain has launched an offensive in Iaşi, Kaufland having the largest investments in the capital of Moldova in the profile market. Last year, the company opened the store in Tătăraşi and has two other hypermarkets in the authorization process: one in CUG and the other in Galata.

To these two projects is added a somewhat larger investment: a retail park in Bularga, which will be developed on a 6.4-hectare plot of land, which was part of Moldomobila. Not much information is yet known about this project, considering that the steps to create the Zonal Urban Plan (PUZ) began in the second half of last year.

“Development of retail park, commercial galleries, development of car and pedestrian access, parking, placement of advertising media and water management”, is the object of the PUZ. It is certain that Kaufland has already invested 10 million euros in the project from the former Moldomobila, this being the purchase price of the land.

Also, from the purpose of the PUZ, it follows that Kaufland will not limit itself to building a “traditional” store, but the retail park will also include other commercial spaces for the partners of the hypermarket chain.
