In Angers, Soclova announces 200 million euros to transform during the period 2021-2024 – Angers Info

Soclova, the Swiss army knife of Angevin real estate, presents its operational strategy for 2021. It plans to invest 200 million, as part of its H24 plan, to transform by 2024. This is ” a significant increase which meets the real estate needs linked to the dynamics of the Angers Loire Métropole territory.

Today, Soclova’s activities are split between rental activities (80%), home ownership (15%) and business real estate (5%). By 2024, in line with the objectives of the Angers Loire Métropole Local Housing Plan, Soclova wishes to rebalance this mix by accentuating its investments in the home (objective: 25%) and tertiary (objective: 10%) components. .

Soclova’s 24-hour strategic plan also devotes an important part to improving its social rental stock, its core business. It thus provides for the adaptation of residences and buildings to climate change as well as the acceleration of digitalization processes and the implementation of new services for its customers.

Find solutions to resolve the tension of Angevin real estate

In terms of homeownership, a survey conducted in 2019 by Soclova among its tenants, revealed that 10% of them have the ambition to become homeowners, in a context of strong market tension. real estate due, in particular, to the strong attractiveness of the area for families wishing to improve their quality of life.

In order to respond to this problem, Soclova will invest heavily over the next three years. After having built 90 housing units on the territory of the Angevin metropolis in 2020, Soclova aims to build 800 more by the end of 2024. With this investment program, Soclova plans to diversify its offer: housing social will represent 50% while the other half will be made up of free rental housing as well as property dedicated to the affordable home ownership system.

These 800 housing units will be spread over the entire territory of ALM in order to encourage social diversity and promote access to home ownership.

Attract businesses and investors

To support the growth of its territory and create jobs, Angers Loire Métropole encourages the establishment of private companies. Soclova is committed to this dynamic by strengthening its tertiary real estate activity, focused on projects of general interest in addition to the private market. Today this represents a park of 16,000 m2 for 70 premises located in Angers, including those of Cours Saint-Laud, in the immediate vicinity of the station, including 5 office areas and 3 commercial units for a total of 3,800 m2. to be delivered.

By 2024, Soclova aims to launch the construction of 4 major programs in the new districts, developed by Alter Cités, Angers Quai Saint-Serge (Métamorphose / Imagine Angers), Belle-Beille (Tiers Lieu) and ‘Avrillé (Pluriprofessional Health Center and ZAC Mayenne). They will ultimately represent 10,000 m2 of offices.

Adapt housing and residences to climate change

In a context of global warming, cities are faced with the urgent need to reinvent themselves and prepare. Soclova has defined an action plan to accommodate its residences to climate change, which will translate into three priorities: improving the energy performance of buildings, creating islands of freshness and promoting the circular economy.

By 2024, Soclova will invest 50 million euros for the renovation of its park which already has a good energy label (73% of Soclova residences are classified between A and C, against 40% for the national average) . Since 2020, 1,200 trees have been planted and 1,000 more will be planted in 2021 to create 4 islands of freshness. Finally, a study is underway to transform 5,000 m2 of lawns into vegetable gardens, as part of an urban agriculture project.

Details of Soclova’s actions to adapt its residences to climate change will be presented very soon.

Digitization and local services to improve customer relations

Soclova wishes to create more links with its customers through digital means of communication and new local services.

Starting this year, Soclova will begin a complete overhaul of management and communication tools to strengthen the user experience. A new website, supplemented by a mobile application, will allow:

To carry out the procedures for entering or leaving his home (rental contracts and leases);
-Recover his due notices (or rent receipts);
-To follow up on multiservice technical requests;
-To find out about the administrative procedures to put in place (for housing insurance for example);
-To know the rules of life making it possible to facilitate relations between neighbors (noise, pets, sharing of common spaces, waste and selective sorting, etc.).

Finally, Soclova will make the development of social ties a priority. To strengthen it, it plans to:

-To create 3 social mediator positions to strengthen support, advice and social mediation, thanks to partnerships with neighborhood authorities and Anjou Habitat Insertion, to encourage good living together;
-To develop the professions of its 13 guards towards more customer relations (resolution of technical problems, concierge services, etc.);
-To promote consultation and encourage social links such as the rehabilitation project “the Pleiades of tomorrow”, occasional events such as Végétroc (exchanges of plants / seeds, etc.) and other creative workshops.

With this investment plan of 200 million euros for the period 2021-2024, Soclova is showing its ambitions: to become one of the benchmark players in Angevin real estate.

Our 2021-2024 transformation plan will allow us to offer Angevins a real estate offer combining quality and accessibility, which will be adapted to the economic, societal and environmental challenges of today and tomorrow ”.
