In 50% of large cities, a minimum wage couple cannot rent more than 57 m2 in the private park – Miscellaneous

According to a SeLoger study, two minimum wage do not allow renting more than 57 square meters in nearly one in two cities.

(BFM Immo) – Between the rise in real estate prices and the tightening of the conditions for granting real estate loans, many French people are forced to stay rented. But in its latest study, SeLoger notes that the rental capacity of couples on minimum wage is increasingly limited. As a reminder, in January 2020, the net minimum wage reached 1,219 euros per month. However, a significant proportion of households are at minimum wage. 13.4% of private sector employees had thus benefited from the revaluation of the minimum wage on January 1, 2019, according to the latest data available from the Dares. Or 2.32 million employees.

According to SeLoger, in more than half of the large French cities (in 22 of the 44 cities studied very precisely), a French couple earning the minimum wage cannot rent more than 57 square meters (considering that they do not exceed a rent representing a minimum third of their cumulative income, i.e. 813 euros). The 5 cities where a minimum-wage couple has the least square meters, for an empty rental, are Lyon (48 m² for 821 euros), Bordeaux (47 m² for 818 euros), Nice (43 m² for 817 euros), Aix- in Provence (42 m² for 810 euros) and Paris (25 m² for 812 euros). For a furnished rental, the classification changes a little. These are Strasbourg (43m² for 813 euros), Lille (42m² for 819 euros), Bordeaux (41m² for 820 euros), Aix-en-Provence (38m² for 817 euros) and Paris (22m² for 825 euros).

Not surprisingly, the Parisian suburbs are particularly affected. Thus, a minimum wage a couple can rent on average 41 m² in Saint-Denis, 38m² in Argenteuil, 35m² in Montreuil and 28m² in Boulogne-Billancourt.

86 square meters in Saint-Etienne

In other large cities, on the contrary, a couple with minimum wage can rent much larger areas. If they earn the equivalent of two minimum wage, a couple of tenants from Saint-Etienne can rent, in empty rental, accommodation with an area 244% larger than a couple of Parisians. Indeed, in Saint-Étienne, their income allows them to rent a property of 86 m². Among the other cities where a couple on minimum wage optimizes their rental capacity are also Brest (79m²), Mulhouse (76m²), Le Mans (74m²) or even Limoges and Perpignan (73m²).

It is – once again – in the Loire department that a minimum wage couple can hope to benefit from the maximum area if they rent a furnished apartment. In Saint-Étienne, for two minimum wage, it is possible to rent a furnished apartment of 80 m². Le Mans, Metz, Perpignan and Mulhouse are also advantageous cities for minimum wage tenants because the areas they can rent there – furnished – vary between 66 and 72 m².
