What is the story of Experts du Neuf?
After working for a trustee in the real estate transaction, I worked for a dozen years in the development and marketing of new programs within the real estate structure of the Pierre & Vacances group. This allowed me to acquire expertise in consulting and selling real estate projects.
I then co-created ASinvestimmo in 2008, a real estate agency in Paris Porte Maillot bringing together sale, purchase, investment, of which I became the sole shareholder. The hunt for apartments took a predominant place there, and I realized that most of our clients could wait to move in: new real estate was then quite suitable. In order to meet this growing demand, ASinvestimmo has developed the “Les Experts du Neuf” brand specializing in the hunting of new apartments for main residence and investment needs. Our company now has fifteen employees involved on a daily basis: sales teams, sales administration and communication, within the head office in the 17th district and an agency in Vincennes.
What is your offer now?
We have developed special partnerships with nearly a hundred developers of all sizes (Bouygues, Eiffage, Cogedim, Nexity, etc.) whose properties we offer without additional fees. For future buyers, we carry out a free apartment hunt on more than 1,500 housing units in Île-de-France, saving time and money.
We support them until the delivery of their property, especially in setting up financing and personalizing their living space (choice of materials and services). We are of course looking for opportunities, particularly through projects linked to Greater Paris and to the arrivals of new lines and metro / RER stations: Colombes, Clichy, Asnières, Bagnolet, St Maur des Fossés … We are also targeting cities with high potential such as Villejuif, Champigny sur Marne, Saint-Ouen, the prices of which doubled after the announcement of the project to extend line 14 and the installation of the Ile-de-France regional council. We favor programs offering beautiful outdoor spaces (balconies, terraces, gardens), products whose demand has increased tenfold this year following the confinement. All of this can be done online.
Why is the new one so sought after?
Today the prices of new are close to those of the old thanks to the reductions provided for this purpose: reduced or offered notary fees, zero-rate loans, exemption from property tax for 2 years depending on the municipalities and VAT at 5.5 % if the purchaser buys his main residence in urban renewal areas. The buyer will also be able to benefit from low charges thanks to thermal insulation and personalize his property. Various guarantees also apply, in particular the ten-year guarantee allowing financial peace for 10 years. Buying new buildings also gives access to tax advantages and therefore to tax reductions.
As a result, we have set up a structure dedicated to asset management, “Objectif Invest “. We advise our clients on investments in the PINEL law, law extended beyond 2021, and in furnished rentals. An investor, for example, has every interest in buying a large apartment to rent as a shared apartment or a large studio to transform it into a more profitable two-room apartment for rent.
