The Department of Construction said that in the period from 2016 to 2020, the locality has completed and put into use 19 projects, with a total land area of ​​24.67 hectares, construction floor area of ​​1.23 million m2, scale of 14,954 apartment. This is the period of the strongest development of social housing ever.

However, from March 2022 until now, the city has only 1 project completed and put into use with a land area of ​​4,299.8 m2, 32,668.4 m2 of construction floor, scale of 260 apartments.

Currently, Ho Chi Minh City has 9 social housing projects underway with an area of ​​17.54 ha, 517,689.7 m2 of construction floor, scale of 6,383 apartments. In which, 5 projects transition from the period 2016-2020 and 4 projects break ground, starting in 2022.

It is worth mentioning, the Department of Construction said that in the past 2022, the unit has coordinated with the investor to organize the ground-breaking ceremony, breaking ground on 4 social housing projects and 11 accommodation projects. The groundbreaking and groundbreaking has political significance to celebrate the major holidays of the year. Since then, the departments and local authorities have focused on completing the project’s legal procedures.

However, the projects that followed were all “covered” due to policy problems related to housing, land and public property laws. From the time of commencement to date, only 1 project has completed construction investment procedures (Nguyen Son Real Estate Joint Stock Company to build social housing block C in Nguyen Son Residential Area, Binh Chanh). . The remaining projects are carrying out procedures to extend the project implementation schedule, appraise the construction investment feasibility study report, and adjust the detailed construction planning at the rate of 1/2000.

Particularly for the social housing project in the housing area of ​​Long Truong ward (Thu Duc city), the Department of Construction has reported to the City People’s Committee to reduce the number of apartments from 726 to 558 apartments and has been approved.

A leader of a real estate business in Ho Chi Minh City said that in the context of scarcity of supply, the opportunity to access information on social housing is still limited. It is not simple for enterprises to develop land funds for social housing by themselves because the procedure is more difficult than for commercial housing.

Businesses also want to do social housing, but this is not easy. Funding is important, but having access to land is also important. However, accessing the land fund of enterprises is very difficult.
