If you want to make your house or apartment more energy efficient, you can apply for various subsidies. But sometimes a tax bonus makes more sense.
The state encourages home ownership in several ways. Even if the purchase or construction of a house is also supported, the objective of state aid is energy renovation. Funding is particularly high there. We show what’s possible, where to apply and what conditions you can expect.
Energy requalification: what concessions are there?
Basically, a distinction must be made here between a complete renovation and individual measures. Reconstruction grants are available through your home bank from the state-owned KfW-Bank. It offers low-interest loans with repayment grants. When it comes to individual measures, the Federal Office for Economic Affairs and Export Control (BAFA) is the right contact.
According to the “Finanztest” magazine (issue 1/2023), the highest financing is for a complete renovation of an efficient house. If at least 55 percent of the energy needed after the renovation is covered by renewable energies, you will receive a low-interest loan of up to 150,000 euros and a repayment grant of up to 37,500 euros from the KfW.
The highest grant for individual renovation measures is for the installation of heat pumps which replace an old oil or gas heating system. The Bafa grants up to 24,000 euros for this.
Good to know
KfW defines an efficient house as a house that consumes at most 85 percent of the energy of a comparable new building from 2009 (efficient house 85). The highest possible standard is the Efficiency House 40, which consequently consumes only 40 percent of the energy. The better the energy balance, the more money comes from KfW.
When do I have to apply for the grant?
To qualify for state funding, you must apply before signing the contract for the action or purchase. This is not required for design and consulting services.

If you want to renovate a residential building into an Efficiency House 40 or if you buy it immediately after the renovation, KfW will grant you a loan of up to 120,000 euros plus costs for energy planning and construction management.

An efficient home earns the “EE” label if at least 55% of its heating and cooling supply comes from renewable energy. The renovation of the 40 efficiency house, which also belongs to the EE class, brings you the highest possible financing from the KfW. A loan of up to 150,000 euros per apartment is possible, plus costs for energy planning and construction management.

If you want to renovate a residential building into an Efficiency House 55 or if you buy it immediately after the renovation, KfW will grant you a loan of up to 120,000 euros plus costs for energy planning and construction supervision.

An efficient home earns the “EE” label if at least 55% of its heating and cooling supply comes from renewable energy. Financing of up to 150,000 euros per apartment is possible for the renovation of Efficiency House 55, which also belongs to class EE, plus the costs for energy planning and construction management.
