Darmstadt: New dormitories for students

The state of Hesse and the Darmstadt Student Union are investing 35 million euros for 457 new living spaces. The apartments are to be occupied for the first time in autumn 2021.

In the vicinity of the football stadium at the Böllenfalltor and on the site of the already existing student housing complex “Karlshof”, the Darmstadt student union is currently building 457 new housing spaces for students with financial support from the state. The two building projects would be funded by the state program “Student Housing”, writes the Ministry for Economic Affairs, Energy, Transport and Housing in Wiesbaden in a press release.

According to the ministry, there is also in Darmstadt – as in all other Hessian university cities – “a particularly high demand for living space for students”. According to Tarek Al-Wazir, Minister of Economics and Housing, the state program is intended to support (green) construction projects for affordable accommodation near the universities.

The new student apartments are being built in new buildings in the “Karlshof” student residential area on Alfred-Messel Weg and in a new student residence on Nieder-Ramstädter Straße.

According to the ministry, the total costs for the two construction projects of the Darmstadt student union amount to around 35 million euros. The state of Hesse is funding the 48 residential spaces on the Karlshof site with a building loan of around 4.4 million euros and a financing grant of around 1.8 million euros.

The construction project on Nieder-Ramstädter Strasse, where four buildings and 180 residential units are being built, will be funded with a building loan of around 11.8 million euros and a financing grant of around 4.7 million euros.

With living space between 26 and 73 square meters, students in Darmstadt will have a total of around 9700 square meters of additional living space. The maximum starting rents are 10.36 euros per square meter plus a flat rate of two euros for cosmetic repairs and furniture. According to the Ministry, these are single and double apartments or three-room apartments for shared apartments. A forty-year rental price and occupancy rate will then apply to the 457 student apartments. According to a spokesman for the Studierendenwerk, the new apartments will be ready for occupancy next autumn.

Al-Wazir also announced that the state government’s goal is to “significantly increase” the proportion of living spaces for students. By 2024, the state will provide more than two billion euros as part of the housing subsidy. The minister assured that no social housing project would fail because of money.
