Executive Director of the Indonesian Property Studies Center (PSPI) Panangian Simanungkalit assessed that the Walini area would suffer the same fate as Jonggol, which was also surrounded by speculators.

“That’s speculation, it’s a risk from the buyer, because in the past Jonggol was made like a new city, then it didn’t happen. Jonggol himself has attracted the attention of speculators several times because of several development plans. It was once called the new capital city, until the latest there was a plan to develop Jonggol into a new city.

Panangian assesses that the price increase that has occurred in Walini and Jonggol will continue to fall until it is lower than the initial price.

“Wow, it’s even worse (the decline), because it has gone up high. Usually when speculators are like that. These speculators are not only at the individual level, the company level is also a lot. They can play for tens of hectares,” he said.

Not only bear the loss in terms of falling prices, according to Panangian the land in Walini will also be difficult to sell.

“Yes, it will be difficult to sell, the question is who will buy it? Because if there is no benefit there, the buyer will not want it, even if they are lured by anything,” he said.
