A future wooden regional headquarters for Dalkia

On the Quai 22 site, in Saint-André-lez-Lille, the new regional headquarters of Dalkia is expected to be delivered by Bouygues Bâtiment Nord Est in June 2023. Investment of 20 million euros for a project which serves as a showcase for the builder with a less concrete construction and a predominance of wood.

As part of his gait «WeWood»launched in 2020, Bouygues Bâtiment France is committed to building 30% of its construction projects in wood by 2030. More than 20,000 tons of CO2 they have already been saved in 2021. A goal in line with the regional branch, Bouygues Bâtiment Nord Est, which wishes to carry out 30% of its timber construction projects within the same horizon and increase to 50% on its subsidiary Linkcity.

In total, 1,000 engineers are working on “WeWood” nationwide and a “Wood Academy” has even been created in the south of Paris to train and develop specific skills on this material so different from concrete. More than 500 employees have already been able to benefit from it in the last two years.

One of the largest timber shipyards in France

On the site of the former Rhodia factory at 10pmth km of the Deûle – from which the vast real estate complex of 86,000 m takes its name2Quai 2022 – in June 2023, Dalkia will have a predominantly wooden headquarters, one of the largest construction sites in Bouygues Bâtiment Nord Est in the region for this type of construction. 400 employees should become part of this new headquarters, a few steps from the current headquarters located on avenue De Lattre-de-Tassigny, where the group has been present for 85 years.

7600 m2 not 6 000 m2 of offices with 100% wooden structure, on six floors: unique of its kind, the future headquarters of the EDF branch meets all the expectations of a low-carbon site. The 2,500 m2 of framed walls were created in collaboration with the Lys-lez-Lannoy Création Bois company, which has specialized in wood construction for 40 years.

The site will also include a company restaurant, green terraces on each floor, a gym, a bike room and two levels of parking with 248 spaces. Only the first two floors are essentially in concrete, the others will be in fir from Stora Enso for half of the production, the rest from La Roche sur Yon. The project aims at the BBCA standard level and BREEAM Very Good certifications.

Many advantages for wood

Five times lighter than concreteAlthough wood has numerous advantages, it nevertheless requires more in-depth industrial preparation upstream. On the other hand, execution times are reduced by 20%: six fewer trucks, reduced noise impact and overall burden and a smaller workforce (12 employees on site compared to twenty on a conventional site).

Five comrades from the north were specially trained at a Paris construction site of the group on the installation of wooden structures: like a giant Lego®, the pieces arrive at the construction site directly cut to be immediately assembled on site. The QR Codes, placed directly on the wooden elements, allow operators to be provided with information on assembly (specific assembly, associated screws, automatic generation of the kit necessary for assembly, automatic data processing, etc.)

This is not the only predominantly wooden site for Bouygues Bâtiment Nord Est: the developer is also building on the Administrative city of Amiens (10,000 m2 of wooden floors, delivery scheduled for autumn 2023); the largest, on a group scale, is located in Paris, with the ENGIE headquarters covering 80,000 m², of which 26,000 in wood.
